The Las Alturas development is located in the Adelante Eastside Community Redevelopment Area just east of Downtown Los Angeles. The context is primarily commercial and industrial use along Whittier Boulevard, with residential to the north and south. The residential portion of the building is elevated off the street with parking below to address security issues and mitigate noise concerns. Configured in a U-shape with the short leg along Whittier Boulevard, the massing creates a variety of open space conditions while transitioning from four-stories to a two-story community space. The Las Alturas draws inspiration from its strong Latin base neighborhood to provide a new modern residential community that not only encourages resident interaction but reinvigorates the immediate context.
Las Alturas is a 78-unit, HUD 202/LIHTC community for older adults (62+), with one-bedroom units. The ground-level floor of this community houses the manager’s office and a lobby that will be furnished to also serve as a lounge.
Las Alturas was awarded the 55+ Housing Council SoCal SAGE Award as the “On the Boards” 2012 Project of the Year.
