Located in Boyle Heights, the Soto project reimagines a former bank property as a vibrant seven-story mixed-use community. Designed by Lahmon Architects for Soto Equity, LLC, the development will introduce 123 studio, one-, two-, and three-bedroom residences above 4,000 square feet of ground-floor commercial space and two levels of parking.
Utilizing Transit-Oriented Communities (TOC) incentives, the project balances density with equity—13 units are reserved for Extremely Low-Income households, expanding access to housing within one of Los Angeles’ most historic and culturally rich neighborhoods.
The design centers on community and livability, featuring a rooftop deck, a third-floor courtyard, a fitness room, and a community lounge, while 40 residences include private balconies. The project’s massing responds to its context—nestled between the Wyvernwood Garden Apartments and the commercial corridor of Soto Street—creating a contemporary urban form that engages both neighborhood and street.
Through thoughtful infill design, Soto contributes to the renewal of Boyle Heights, offering new housing opportunities and active ground-floor retail that reconnects the site to the surrounding community.
