The first urban infill project to be completed since the City of Lancaster implemented its new Downtown Specific Plan; all units are set aside for tenants who earn at least 50 percent of their income by making art and are below 60% of area median income. Artists were consulted as to which amenities they would find most useful in a live/work space, resulting in 21 two-story, open-plan units featuring concrete floors, exhaust vents to expel chemicals, and 220-volt outlets to accommodate a kiln or welding equipment. Included in the design are a storefront community art gallery and a public sculpture garden. Through programming, they encourage interaction with the community, and enrich street life. The design provides an iconic and richly articulated building to re-activate and anchor the city center.
