333 Belmont transforms a long-abandoned foundation—once a blighted pit in the heart of a residential neighborhood—into a striking 69-unit market-rate apartment building that serves as a gateway between Historic Filipinotown and Echo Park.
Built on a sharply triangular site that slopes nearly 12 feet along its long axis, the project includes studio, one-, two-, and three-bedroom units above two levels of subterranean parking.
Residents enjoy a wide array of amenities, including a fitness center, dog run and wash area, and a roof deck with spa, BBQ, seating, and yoga space, offering panoramic views from Downtown Los Angeles to the Santa Monica Mountains.
Architecturally, the building conveys a sense of movement and lightness through a random composition of upper-level elements organized within a rigid three-foot grid. The massing appears to float above a recessed base, stepping down as it transitions between R4-1 and C2-1 zones and deconstructing at the narrow tip to reveal its underlying structure. Once an empty void, 333 Belmont now stands as a catalyst for renewal—a sculptural and welcoming marker at the edge of two evolving Los Angeles neighborhoods.
