3601 Mission is a seven-story, 184-unit market-rate development that honors the rich history of Lincoln Heights—one of Los Angeles’ oldest and most culturally vibrant neighborhoods—while addressing the housing needs of its present and future residents.
Anchored by a board-formed concrete base, the building conveys a sense of permanence and dignity in a community long shaped by underinvestment. Partnering with Brenner Capital, the project sets aside 25% of its units for Very Low-Income households, allowing families with deep generational roots to remain in the neighborhood.
Architecturally, the design maintains a cohesive language while responding to three distinct street frontages. Along Mission Road, a landscaped setback continues the greenery of Lincoln Park across the street, while a podium-level pool deck connects visually to the park’s open space. The curved façade along Lincoln Park Avenue—defined by a rhythm of recessed and projecting balconies—creates movement and human scale along the 300-foot frontage. At the north edge on Barbee Street, the building steps down to two-story townhomes behind a landscaped yard, bridging the transition to the adjacent single-family homes.
Throughout the project, color, murals, tilework, and public art celebrate the neighborhood’s cultural identity, while open-air corridors, courtyards, and roof decks offer residents light, air, and community gathering spaces. Together, these elements establish 3601 Mission as both a symbol of continuity and a catalyst for inclusive growth within Lincoln Heights.
