5101 West Pico represents the first collaboration between Taylor Equities, Local Development LLC, and Lahmon Architects. Planned along a commercial transit corridor in Los Angeles, the project envisions a 140,000-square-foot mixed-use residential development on a 32,000-square-foot full-block lot, designed to mediate the transition between the surrounding residential fabric and a denser urban edge.

Currently in the planning stages, the development proposes 136 dwelling units, including 13 reserved for Extremely Low-Income households, utilizing Transit-Oriented Communities (TOC) incentives to achieve additional density, reduced parking, and improved access to public transit.
Replacing a long-troubled corner site, 5101 Pico aims to revitalize the block and contribute to a more vibrant, connected corridor, reflecting the City’s broader vision for equitable and sustainable infill growth.
