Located within the Adelante Eastside Community Redevelopment Area in Boyle Heights, just east of Downtown Los Angeles, Las Alturas introduces a contemporary senior housing community rooted in the character of its surrounding neighborhood. The site’s context transitions from commercial and industrial uses along Whittier Boulevard to residential areas to the north and south, positioning the development as a thoughtful bridge between urban activity and residential life.
The 78-unit community, designed under the HUD 202/LIHTC program, provides affordable housing for older adults (ages 62+) in one-bedroom residences. The building is elevated above street level to enhance security and reduce noise, with parking and support spaces below. Configured in a U-shaped plan, Las Alturas opens inward to a series of landscaped courtyards, promoting natural light, ventilation, and social interaction.
Architecturally, the project draws inspiration from the area’s vibrant Latin heritage, reinterpreted through a modern material palette and a design language that emphasizes community and connection. A two-story community wing, resident lounge, and manager’s office activate the ground level, creating spaces for gathering and engagement.
Recognized by the 55+ Housing Council SoCal SAGE Awards as the 2012 “On the Boards” Project of the Year, Las Alturas stands as a model for dignified, community-oriented senior living, enriching both its residents and the surrounding Eastside neighborhood.
