Mosaic Gardens at Westlake is a 125-unit affordable housing community that provides permanent supportive housing for families, seniors, and the formerly unhoused. Set on a steep 1.2-acre site near the historic First Street Bridge, the project transforms a once-blighted hillside into a vibrant residential community that fosters stability, dignity, and connection.
The development consists of two distinct buildings—a five-story family tower and a four-story senior tower—rising above a shared three-story podium. The design capitalizes on the site’s dramatic topography, offering panoramic views from Downtown Los Angeles to the Hollywood Hills through a pattern of angled windows. A landscaped serpentine entry path softens the grade change from the street, enhancing the pedestrian experience while tying the project into the urban context.
A robust program of on-site supportive services addresses challenges such as addiction, disabilities, and chronic homelessness. Communal spaces—including a double-height multipurpose room, computer labs, crafts and fitness rooms, resident lounges, and a nursing station—encourage interaction and empowerment.
Outdoor amenities such as courtyards, a children’s play area, and a rooftop vegetable and herb garden promote well-being and connection to nature.
